One year lease term only.

One lease per house, if roommate situation: each tenant responsible for one equal share of total rent, unless tenants agreed to another arrangement.

For students:

• Parents must sign the lease or guarantor form.
• Submit all tenant names and contact numbers, with parent names/work & cell phone#s/address for each tenant
• Leases will be mailed to parent address — return signed lease via email to frankgomez@embarqmail.com with copy of parent driver license, social security card (no credit check), and deposits
• Deposits — all tenants’ deposits required to secure property (remove from market)
• Security Deposit — One month’s rent, held for lease term and applied as last month’s rent
• Cleaning and Damage Deposit – $200 per bedroom, held for lease term and refunded according to lease requirements

If not a student:

• Fill out reference form indicating contact info, employment and rental history
• Submit copy of driver license, (no credit check), and deposits with signed lease
• Security Deposit — One month’s rent, held for lease term
