In an effort to better serve you, we have compiled a list of the most frequently asked questions we get from our tenants. If you have questions regarding move-in or move-out requirements, rent, maintenance requests, the pet policy and more, you can find the answers here.

The move-in date for all properties is August 7th, unless otherwise indicated. Additionally, you must pay your first month’s rent prior to occupying the unit.

Once you get settled in, please walk through the house and record the property conditions, noting any maintenance needs. Email your list of maintenance requests to frankgomez@embarqmail.com. All non-working light bulbs will be replaced at move-in. After that, replacement is the tenant’s responsibility.

Locks are changed for each new group of tenants. Please contact the office at 850-893-9221 to make arrangements.

  • Rent is due to the office by the 5th of each month
  • NOTE: If you plan to set up an ACH (automatic bank transfer) you must include your name and address in the reference or you will not receive credit for your payment!

Rent is due the 1st of each month, late after the 5th of each month.

A $25 late fee assessed for rent received after the 5th of each month.

  • A $30 fee is assessed for each returned check
  • If a check is returned to us after the 5th of the month, you are also responsible for the late fee
  • Unless otherwise indicated, the tenant is responsible for turning on and maintaining utilities.
  • Tens of thousands of people have utilities turned on by the City of Tallahassee Utilities during the month of August. Do not wait until the last minute to schedule this service. If you do, you will be without electricity and water for the first few weeks of your tenancy.
  • Go to http://talgov.com/ and click on the Services tab to turn on your utilities or view other options. This page also describes the required deposits.

Utility bills will vary by consumption. However, you can estimate what your bill might be on the City of Tallahassee Utilities website by viewing the payment history of a particular address. You can also see your garbage collection schedule and pay your bill online, among other services.

  • You may always call the office to report a problem or ask a question at 850-893-9221.
  • Also, you may submit a maintenance request from this site.
  • We handle maintenance issues as quickly as possible, typically within 48 hours, barring unforeseen circumstances.
  • Be sure to call, or submit the form, as soon as you notice the problem. If a part must be ordered, or a service person called, it is best to begin that process immediately. Some service personnel may not be available on the weekends, so do not wait until Friday to notify the office of your problem.

StarMetro offers free rides to FSU, FAMU, and TCC students with valid student ID. The StarMetro site offers bus schedules, campus shuttle schedules, as well as a point-and-click city map showing detail of all bus stops. StarMetro also offers programs for state employees and low-income residents.

  • You must move out of the property by 10 a.m., July 31st, unless otherwise indicated.
  • All requirements of the lease agreement must be met satisfactorily in order to receive a refund of your cleaning and damage deposit. The party who submitted the deposit will get the refund.
  • Within 30 days of your move-out date, you will be mailed a claim notice detailing the items being claimed on your deposit. You must respond in writing within 15 days of receipt of the notice if you object to the claim. Within 30 days, you will receive your refund less any damages claimed. If no damages are claimed, we will mail a full refund to you within 15 days of vacating the unit.

We would love for you to stay another lease term, provided there were no substantive problems in the initial lease term. Just notify the office of your intent to stay in the house as early as possible, and by January 31st. We will mail and/or email a renewal lease to the addresses we have on file, and hold your deposits until the end of the new lease term.

These are the highest quality student rental houses in the area. Frank Gomez, owner and builder, designed these houses with the students in mind. We have a long-standing and amicable relationship with the Tallahassee Housing Authority, and list many of our quality units with the agency. However, there are restrictions on the rental rate for housing that may exclude some of our units, but we are happy to work with you and your case worker to find an affordable, quality house, when units are available.

The listing for each house will indicate whether pets are allowed at that location. In rental homes where pets are allowed, we have a non-refundable pet fee.

The one-time, non-refundable pet fee schedule is $200 for pets up to 40 pounds and $400 for pets 40 pounds and above. All pets must be approved in writing by the landlord. A maximum of two pets per house are allowed. If you have more than two pets, please call us to discuss your situation.

Per our insurance company, the following breeds are not allowed: Doberman, Pit Bull, Rottweiler, German Shepherd.

  • One year lease term only.
  • One lease per house, each tenant responsible for one equal share of total rent, unless tenants agreed to another arrangement.
  • Parents must sign lease
  • Submit all tenants’ names and contact numbers, with parent names/phone#/address for each tenant
  • Leases are mailed and/or emailed to the parent’s address. Scan and email the signed lease with a copy of parent driver’s license, social security number (no credit check), and deposits to frankgomez@embarqmail.com.
  • Deposits: all tenants’ deposits required to secure property (remove from market)
  • Security Deposit: One month’s rent, held for lease term and applied as last month’s rent.
  • Cleaning and Damage Deposit: $300, held for lease term and refunded according to lease requirements.
  • Fill out reference form indicating contact info, employment and rental history
  • Submit copy of driver license, social security number (no credit check), and deposits with signed lease
